Front Range By Owner is here to assist in the for sale by owner process by offering sellers in Northern Colorado an internet based system for selling their own homes saving thousands of dollars in real estate commissions. We are committed to giving buyers and sellers the opportunity to connect over the internet.

When listing your property on Front Range By Owner you agree to all terms and conditions contained in this agreement.

Our one time fee of $175 lists your property on Front Range By Owner for 90 days, until sold or you cancel your listing, whichever comes first. The fee also includes the use of our yard sign, one brochure box, 20 color brochures and if you choose, the optional sign rider with your own phone number on it.

Flat Fee MLS option

This option may be chosen at the time of listing on Front Range By Owner or at a later date. Our one time fee of $ lists your property on the local MLS until your property sales. See our separate service agreement for this option.

Eligibility

The home seller is responsible for the accuracy of the listing and updating it, including if a sale is pending or it has sold. Those knowingly misrepresenting their property will be asked to correct the inaccuracy. Refusal to do so may result in termination of your listing. By listing your property with Front Range By Owner you assert that you are the legal owner of the property. Service is for one property only and may not be transferred to another property.
You may not have your property listed with a real estate agent unless you have an Open Listing Contract or an Exclusive Brokerage Listing Contract in which the real estate agent is only providing a flat fee MLS service to you and allowing the FrontRangeByOwner sign to be the only sign on the property.

Sign Policy

Yard signs and brochure boxes remain the property of FrontRangeByOwner.com. The seller is responsible for the signs and their condition, any damage or loss during the listing period and a new sign is needed, it will be replaced at the cost of $ to the seller. FrontRangeByOwner.com does not accept responsibility for accidental injury to persons involving the yard sign or damage to any property in the placement of the yard sign. It is the owners responsibility to mark where the yard sign will go. The yard sign will be installed within 3 business days of receiving the signed listing agreement and receipt of payment.

Refunds

You may cancel your listing at anytime. Refunds will be given only if Front Range By Owner has not yet installed the yard sign.

End of Service

Once your property is under contract seller agrees to notify Front Range By Owner at info@frontrangebyowner.com and inform us of your closing date. We will pick up our yard sign and change the status of your listing on the date of your closing. Seller agrees that their sold property will remain on Front Range By Owner for three months and their contact information will be removed.
